What is considered a “standard” in a Janus home and what is an “upgrade”?
One benefit to building with Janus Custom Homes is that many of the things that we install in our homes are considered “upgrades” with other builders. We customize each home from concept to move-in with the features and specifications requested by each owner. Is Janus registered to build in Texas?
Yes. Janus Custom Homes is registered (TRCC # 4311) to build your home in the state of Texas. In fact, all homebuilders are required to be registered with the TRCC in order to builder homes in Texas. back to top

What is the cost per square foot of a Janus Home?
This is the most commonly asked question and the most difficult to accurately answer. Until we have had the opportunity to meet with you and determine the scope of the project, no builder could give you an accurate answer. Many factors effect your cost per square foot, such as the cost associated with the amenities you choose, the amount of covered porch area, the community requirements, the topography of your lot, the need for a water well and/or septic system, the distance of your home from the street, whether or not you want a pool, outdoor kitchen, and the list goes on. We take the time up front to get to know you and understand your lifestyle. With this in mind and the budgetary goals identified, we walk you through the process and deliver a fixed price sheet that identifies all the components of cost associated with your project.back to top
What price range does Janus build in?

How much does it cost to bid my project?
Janus Custom Homes will meet, consult and bid your project free of charge with no strings attached. Our competitive bids will include detailed specifications that outline the materials and methods to be used to construct or remodel your home. Is it more expensive to build a custom Home?
It is not necessarily more expensive to build a custom home. First of all, you control the amount of money spent and how it is allocated which allows you to build a home that meets your needs and specifications. Another thing to consider is your utility expenses. One benefit to building with Janus Custom Homes is we think green. We build our homes to be as energy efficient as possible by using energy star appliances, high R-value insulation, double pane vinyl windows and much more. See our Standards list. This means big savings in your homes operating costs. Most of our homeowners have moved from smaller to larger homes and have seen significantly lower energy bills in their Janus Home. Most importantly, consider that building a home is usually the largest purchase you will make and thus your biggest investment. How long would it take to build my home?
Because each custom home is unique, there is no way to tell exactly how long it will take to build. However, as a general rule, it typically takes about 6-8 months from the time we break ground. Factors such as bad weather and the number or complexity of change orders made during construction can prolong the construction time. back to top
Can I make changes during construction?
Yes. The process of making modifications during construction is called a “Change Order”. This is the nature of true custom building. The change order is written up and must be approved by the homeowner. If there is a cost involved the customer is responsible to pay this item before the work is performed. back to top
What if I don’t have construction plans? What if I do have construction plans?
Whether you have your own construction plans or not, Janus Custom Homes will be glad to work with you. We have worked with many Architectural and Design firms in the San Antonio area. What is your client login?
The client login is a web based homebuilding software which optimizes communications between our customer and us. The system provides real-time 24/7 access to scheduling information, documents, allows you to approve/decline change orders, view current photos, manage warranty and much more from anywhere with an internet connection. At the beginning of the construction process our customers receive an ID and password which grants them access to their personalized page. back to top
How will I be involved during construction?
Along with our ,internet software and weekly phone meeting, there are four major construction walk throughs: Pre-foundation pour, Pre-sheetrock, Closet Layout and the Final walk through at closing. This allows us to physically walk the home with you and answer any questions that you might have. back to top
